Zakah on small shops Fatwa No: 82057

I want to know about Zakah. I have 2 units of small shops in a shopping complex. So far I have never received any rent from them, although I bought these 5 years ago. I have been calculating Zakat on what I have as Gold/ money etc. Should I include the cost of the shops, from which I haven't received any money, as rent? Please send me all the materials pertaining to calculate the zakat with reference to the immovable properties.
Praise be to Allah, the Lord of the Worlds; and blessings and peace be upon our Prophet Muhammad and upon all his Family and Companions. As for the two shops, if you have rented them you are not asked to pay the Zakah on them. But the Zakah is on the money you get from them. This is so, because the Zakah is on the money of the trade not on the shops themselves if you have bought the shops to rent them not to sell them. If you have bought them to sell them, so they become like any trade goods and should be treated as such. The Zakah is due on the following things: A-Animals: camels, cows, bulls, buffaloes, sheep and goats. B-Crops which can be eaten and stored. C-Fruits: dates, raisins and grapes. D-Gold, silver, bank notes or their equivalent from checks. E- Articles of merchandise, anything that could be sold or bought.
As for the real estates, if they are intended to be bought and sold, so Zakah should be given on them- you calculate the price they are worth and give the Zakah accordingly. If they are intended for agriculture, the Zakah is on the grains that are produced from them. If they are for renting, the Zakah is on the money of the rent. If they are only for his own use there is no Zakah. And Allah knows the best.
